– Full exemption: ≤ $800,000

– Concession: $800k–$1M

Land only:

– Full exemption: ≤ $350,000

– Concession: $350k–$450k

Applies even if you don’t qualify for FHOG

First Home Guarantee (Federal)

Buy with 5% deposit & no LMI (lender’s mortgage insurance)

First home buyer – Australian citizen or PR

– Income: Single ≤ $125k, Couple ≤ $200k- Owner-occupier

NSW price caps:

Capital cities: ≤ $900,000

Regional: ≤ $750,000

Run via participating lenders through Housing Australia

Regional First Home Buyer Guarantee

5% deposit & no LMI in regional areas

As above plus: must be buying in a regional area- 12 months residence or work in the region

NSW regional cap: ≤ $750,000

Aimed at buyers moving to or staying in rural/regional NSW

Family Home Guarantee (Single Parents)

Buy with just 2% deposit & no LMI

– Single parent

– At least one dependent

– Income ≤ $125,000

– Owner-occupier

– First home or re-entering market

NSW price cap:

Metro ≤ $900,000

Regional ≤ $750,000

Ideal for divorced/separated parents or guardians

First Home Buyer Assistance Scheme (FHBAS)  (Expanded)

The First Home Buyer Assistance Scheme (FHBAS) provides exemptions or concessions on transfer duty (formerly known as stamp duty) for eligible first home buyers.

Key Benefits:

  • Full exemption for new and existing homes valued up to $800,000
  • Concessional rate for homes valued between $1,000,000
  • For vacant land, full exemption applies up to 350,000, with concessions between $– $450,000

Eligibility Criteria:

  • You must be an Australian citizen or permanent resident
  • At least one buyer must be a first-time purchaser
  • You must move into the property within 12 months and live there for at least 6 months
  • Combined gross income of all buyers must be $1,000,000 or less (including taxable & non-taxable income)
